The site is an industrial wasteland; a former cement factory consisting of four silos with a footprint of 75m², connected by a central building, on a plot of 4,730m². The uniqueness of this building lies in its long central pier, with a large overhang overlooking the Seine. In this process-based project, the study focuses on the rehabilitation and short-term use of the site as a reuse platform, with a resource center, reconditioning workshop, and offices. In the long term, the buildings will be fully rehabilitated for mixed uses.
The entire development is made from reused materials, some of which come from nearby demolition sites. The resource and PEMD assessment we carried out also enabled us to identify potential for reuse on site.
The history of the Unibéton site is part of the broader history of Île-Saint-Denis, an area with a long industrial tradition. Starting in the 1970s, the gradual deindustrialization of the Paris region left brownfield sites, such as Unibéton, abandoned and underutilized.
This project is part of the urban development that began in the late 1990s, aimed at the redevelopment, mixed use, and resilience of the banks of this urban island.
For the temporary installation, we initially propose to limit our footprint to the ground floor, the first floor, and a small section of the landing stage facing the Seine on the first and second floors. The ground floor is reserved for storage areas (two silos), the reconditioning workshop (one silo), and the resource center (one silo) due to its proximity to the unloading docks, which will limit handling.
The resource center can also be considered a storage space designed to welcome local residents, individual customers, and small craftsmen who come to purchase reusable materials. A selection of products will be specially offered to this clientele, such as kitchen or bathroom furniture and faucets. This resource center will continue to exist during the permanent occupancy phase and allow future residents of the eco-neighborhood to furnish their homes.
The central area of the ground floor houses the unloading bay and spaces for checking and preparing reusable products. There will also be common areas such as restrooms and a temporary office. On the first floor, there will be office spaces (four silos), meeting and training rooms (central area), and a showroom for reusable materials (at the front of the building facing the Seine, spread over two floors).
